DESIGN CONCEPT PHASE

 / Project Brief

Conduct meetings, both initial and ongoing, with the client and other stake holders.  Collate information to understand the project objectives and document suitable parameters to form an agreed brief.

/ Site Measure & Existing Floor Plan

Carry out site inspection and record relevant information to compare against any existing floor plans available.  An Existing Floor Plan drawing is created to accurately record the existing condition of the site.

/ Concept New Floor Plan

Using the existing floor plan as a base, concepts are prepared for initial discussion.  These concepts are further developed until the parameters of the brief are met and the client and stake holders are satisfied.

/ Budget Cost

A scope of works is created for the agreed concept new floor plan, enabling the key areas of work to be identified.  These are then budget costed using standard industry rates or by issuing to suitable contractors. 

DESIGN DEVELOPMENT PHASE

/ Detailed New Floor Plan

 The concept new floor plan is developed into a detailed working drawing.  All new works to be carried out within the space are recorded and this drawing forms the backbone for all other documents to be created.

/ Compliance & Sub-Consultants

Create a tenancy services brief for the project requirements and engage qualified groups to design and document works required.  Engage building consultants to obtain design compliance and DFES approval.

/ Elevation & Furniture Details

Drawings are created detailing any treatments required to vertical surfaces throughout the project.  Built-in and bespoke furniture is designed and detailed to assist client and contractors understand requirements.

/ Loose Furniture, Colours & Finishes

Items of loose furniture and seating are selected.  Colours and finishes are selected and documented onto a display board and associated record providing an overview of look and feel for the proposed client project.

SPECIFICATION & TENDER PHASE

/ Council & Building Manager Approval

Building consultants submit to the relevant local government to assess and issue the building permit.  Seek and obtain approval from the building owner and/or manager to allow the construction of works to begin.

/ Tender Site Inspections & Specifications

Check site for items or conditions that may impact on the proposed works now documented.  Write detailed tender specifications for works required, referencing the drawings and other documents prepared.

/ Tender Period

 Collate packs containing drawings, specifications and other documents required to accurately cost the total project.  Issue to contractors for tender costs and respond to requests or queries from the contractors.

/ Tender Cost Assessment

Check tenders from contractors for completeness and compliance with the issued documents.  Compare to agreed budget costs then compile a detailed contract summary for assessment and approval by client. 

CONSTRUCTION PHASE 

/ Project Working Agreements

Collate approved drawings, documents and contract summary with terms and conditions for final client approval.  Issue successful contractor with construction package containing alterations made post tender.

/ Site Schedule & Meetings

Create a timeline for works associated with the project’s  construction.  Conduct pre-start orientation and begin on site with regular project control meetings.  Inform client of progress at regular intervals.

/ Site Variations & Defects

Changes due to client request or unknown conditions are captured and adjustments made.  Minor works requiring attention are rectified to the clients satisfaction and the project is deemed completed.

/ Occupancy Permit & Hand Over

Local government ensures construction complies with issued building permit and allows client to inhabit the tenancy.  The client then takes occupancy with any minor outstanding works noted and rectified.
